Waldemar is behind every project built by KWS. With 20 years of design and building experience, you can be confident your project will be managed effectively. Waldemar is a master multi-tasker who enjoys all aspects of the business from project development, design, and engineering through building. He holds a B License for the State of California and an MS degree from CSU Sacramento.
 

The Project Process

A home remodel can seem overwhelming at the beginning. KWS makes this process manageable by breaking down the project into steps that are easy to understand. Whether you have a design in hand or ideas that you want to make a reality, your unique project still goes one step at a time.

  1. Needs Assessment: The first meeting will give us an opportunity to meet and get an idea of how you want your new space to look and function. Whether you are just contemplating a remodel or know exactly what you want, we will come to your home to speak with you and review the space.
  2. Preliminary Design: After getting your input on your project, we will take measurements and get busy designing. We will then present you with sketches of a new floor plan. This step may take a couple of meetings until your needs and expectations are met for the space that will fit you best.*
  3. Detailed Proposal: The final design will allow us to propose a detailed price proposal for your project. We will present you with a line-by-line breakdown of pricing so you can see the cost of each phase.
  4. Final Design Specifications: A successful project has a solid foundation. We want to ensure that the scope of work is crystal clear so that you will know exactly what to expect.
  5. Signed Contract: After the project is clearly defined we will sign a contract together defining the major benchmarks of the project giving you peace of mind that the work will be done according to local laws and building standards.
  6. Blueprints & Permits: KWS will submit drawings to your city's building department and obtain the permits required for the work.
  7. Rough Construction: The fun begins! You will rapidly see your project go from paper to reality. Throughout this process the lines of communication will remain open as we regularly check in with the homeowner.
  8. Finishes: It has been a long road to this point, but completion is near. Flooring, tile, trimwork and paint are some of the finishing materials that will give your home it's interior character. All the previous planning, engineering and building culminates in the finished product. At this stage, attention to detail is imperative.
  9. COMPLETION: Move in and enjoy your newly remodeled home. We will make sure every detail has been taken care of.

*Depending on the complexity of the design, a design contract may be entered into at this stage.

How long will my project take?

After assessing your project needs and collaborating on a design we can have a detailed cost proposal ready for your review in a couple of weeks. Depending on the complexity of your design and city you live in, the permitting process may take 6-8 weeks (cities that require design review may take longer). The construction of a typical room addition can be completed in 4-6 months. We provide each customer a detailed project timeline so that expectations are clear.

Do I have to move out?

Because our construction phase typically moves quickly and many of our customers have young children, most decide to move out once demolition begins. However, we can work with you to ease the impact of construction if you elect to occupy the premises.

Are you licensed and insured?

We are a licensed, bonded, and insured general contractor. Contractor's license #986520.

Do you use green building practices?

New construction and remodeling presents an excellent opportunity to install material and equipment that is more energy-efficient and less impactful on the environment. We recycle or appropriately dispose of all demolished material. We install high-efficiency HVAC systems, tankless water heaters and low-e windows. We also regularly utilize EIFS stucco and insulation. KWS is a certified buillder of ICF (Insulated Concrete Forms) which is a rapidly growing standard in energy-wise construction.

What should I look for when choosing a contractor?

Most experts would agree that any contractor you consider should be licensed and bonded. They should have experience with the type of work that you need, and they should have good references. When checking references, consider the key issues of whether past projects have been on time and on budget. Also consider whether the contractor has a good track record of integrity and honesty with its customers and subcontractors.
